More External Frames and the Garage

External Framing Back WallExternal Framing GarageThey guys are still cruising through the job very quickly. Today they finished building what looks like all of the external frames for the house!

Most of the bracing ply looks to up as well, which is good. Some of the days this week the whole house was swaying because they had removed the temporary bracing struts to make way for the wall frames. With the new bracing ply on it should make the house feel much more solid.

The garage is really taking shape so that we can see the size of it, and where the laundry is going to fit. Today Tamara said that we had better not be getting a long car anytime soon, and she is right. There wouldn’t be room for a car over 6m in the garage if we want to still be able to use the laundry. I am still hoping that I have room down the side for some shelves and storage, but like many things right now, time will tell.

We had to go for a few hours without water today as they re-routed some of the temporary plumbing, but there has actually been very little disruption for us as they have been working under there. Well, besides the noise of course…

How Old is my House?

For a long time I have assumed that our house is from the 1930’s. I have thought this because one builder told us that is when he thought it was from.

I was looking around the Townsville City Council web-site to try to find specifications and examples of deck roofs and I came across a page about “Tracing the History of Your Townsville House“.

1870 - 1930 Colonial Federation and Interwar Pyramid HouseFrom reading their description of common Townsville house styles it would appear as though our house more closely resembles a house from late 1860s – 1910s, like the image on the left.

That would make our house at a lot older than we thought, and closer to the age of our neighbour’s house, who said their house was from about that era.

To complicate things even more a lot of houses during that era were transported from the mining towns, like Charters Towers, to Townsville. Someone else had told us that it looked like our house had been transported from Charters Towers, but at the moment I don’t really know…

Construction of External Frames – Day 2

These guys are flying through the construction of the external framining. It really makes me wonder what was wrong the our second builder, who look almost a year just to do the front stairs

External Framing Left SideThe images above are of the left side of the house with the plywood bracing already attached to most of it, and the three room air-conditioners installed. As you can see they have already made a lot of progress from the first day of constructing the external walls.

The image on the left is the framing for the master bedroom external walls.

Caleb Bedroom External Framing

Caleb really enjoyed showing us around where his new bedroom will be. He told us “this is my new window, and this is my new window, and this is my air-conditioner, and this is my new window…”. He called every opening and gap in the external framing a window, so I hope that he isn’t too disappointed when most of the “windows” get filled in…

During all the planning I have been showing him the plans that we had drawn up and he has gotten pretty good at showing people around under the house. He seems be have really good spacial awareness from what I can tell.

Jessica Bedroom External Framing Here is a photo of Jessica sitting in the window opening for her room. There are actually going to be two large windows in each of the kid’s rooms, which will hopefully allow them to be nice and bright and airy.

Construction Has Begun!

Given our previous experience with builders here in Townsville (the first people we were talking too apparently might be going to jail for fraud and the second guy took almost a year to finish our front stairs) we were pleasantly surprised when our new builder was here with his crew at 7:00 this morning to go over the job with them.

External Wall Framing - BackThere were a few very minor changes that I talked to him about, moving some side windows 15cm over, air conditioner installation, door types and hallway width, but it has already begun well.

The builders crew has started to really fly through the external framing. They have already completed eight of the panels needed for the front, back and left side External Wall Framing - Front(because of the steel posts the walls are built in panels, and then inserted between the steel posts).

The builder has told us that he should only take two and a half weeks to do the entire thing to lockup. The only think that might delay that time frame is if the windows come in late.

You can see how the external timber framing needs to fit between the steel stumps pretty well in the photo below. The panel on the right is already up, and the other two are sitting on the ground waiting to go up tomorrow.
