Should I Have an Annual Termite Inspection?

Last week we had our yearly termite inspection on our house and property. When we had the house lifted and restumped, and the new slab poured, we had an anti-termite application installed called “Kordon”.

Kordon is a “chemical barrier sandwiched between a moisture membrane that is typically installed under concrete slabs and can replace the moisture membrane”. The company that did the Kordon termite barrier was Amalgamated Pest Control, as part of there “Termaforce” termite solution.

The Kordon termite application includes a 10-year warranty against termites, if we get it inspected by an authorised termite inspector every year for those 10-years. The inspection costs about $200 a year, so about $2000 for the life of the warranty.

Because termites are such a huge problem in Townsville and Tropical Australia the warranty is pretty important to our piece of mind. We have had the termite inspection for the last two years since we had the Kordon installed around the stumps and the slab when they were built.

It is reported that “there are an estimated 130,000 termite attacks in Australia per annum with a repair bill of $910 million and costing an average of $7,000 each to rectify” (source)., With an average of $7000 per repair, the $2000 over 10-years seems quite reasonable.

I reckon that despite the prevalence of termites in Townsville and North Queensland I would probably not get annual termite inspections if we did not want to maintain the warranty. If you know what to look for and keep an eye on your property you should be able to avoid termites, or at least detect them early on.

Some Mornings I Wish My House had a Heater

Living in the tropics I never expected to want a heater in the house, but these last few morning have been cold, about 10C – 12C (50F – 54F), when I have to get out of bed. It can be a bit chilly, especially on the feet on the hardwood floor.

We have a single oil heater that we will be setting up in the bedroom of our 2-year old, but nothing for the rest of us. Our Blueway Airconditioner is reverse cycle, and is supposed to have a heater, but I can’t figure out how to get it to work.

The winter in Townsville only really lasts for a month or so, so I really can’t justify purchasing heaters for the other rooms of the house. I actually really like sleeping under the covers when it is this cold, but it’s not very pleasant getting out of bed in the morning or out of the shower late at night.

Townsville Housing Market Starting to Slow

Townsville is finally starting to be hit by a housing market slowdown in the last few months. There are fewer enquiries to purchase homes and what has been a sellers market is becoming a buyers market. Sellers are no longer able to set their price and not bother with negotiating, they now need to set a more realistic price for their home if they want it to sell.

With standard home loans around 9.4% here in Australia fewer people are wanting to make a move into the housing market. Also with house prices in Townsville still quite high housing affordability it at an all time low in Australia.

Townsville bucked the trend from the recent house price declines in many of the capital cities in Australia, so it was only a matter of time before this market correction came.

The question now is how far will the prices fall for houses in Townsville?

Painting Progress Update

About six weeks ago I took a week off to paint, thinking that I would be able to finish most of it that week. Well, I didn’t even finish the undercoat that first week, it took me three weeks to do the prep and undercoat!

Well, I’ve continued to paint in the evenings and weekends and here is a floor plan update of how far I’ve gotten with the painting …

Painting_Progress_Map As you can see, nothing is finished yet, but we are making progress. I just had a few friends over this morning, which was a huge help. Hopefully I can pull some more help together in the coming weeks and eventually get it done.

The room that has nothing done is the garage, and it isn’t a high priority. I don’t think that my parent’s garage ever got painted, despite living there for over 20-years now.
