Stairs Complete – Odd Tread Design

The day finally came this week when the stairs were complete. In our original discussions with the contractor this was meant to be done back in July of last year, when we were down in Adelaide visiting Tamara’s Pop when he had a stroke.

We are glad they are finally done, but they are interesting in how they have been completed so that the second set of stairs complies with council regulations. Check them out…

First Flight of Stairs

This is the first flight of stairs, with the original normal treads.

First Flight Stair Tread

This is a closeup of the tread from the first flight of stairs.

Second Flight of Stairs

Here is the second flight of stairs, with extra reinforcement added to the treads to make them extra thick at the front. Also notice the radically different colour of the strair treads. They are the same kind of timber tread, but some have been weathered a lot more.

Second Flight Stair Tread

Here is a closeup of the tread on that second flight of stairs. Notice that it has the extra attachment added to the front of the tread. I think that might be because the tread was plained down too much and made too thin, but that is only speculation.

So they are finally done, and should pass council inspection, but they aren’t real pretty. The third flight of stairs is similar to the first flight, so the second flight is the odd one out.

Economic Evictions – Rent Price Increases in Calgary

Some people in Calgary have experienced what they have been calling “Economic Evictions“.

Economic Evictions happen when rent increases by a dramatic amount, the highest I have read is 400%! Quite often these increases are intended to get rid of tennants to make way for condo conversions or the increasing affluence of workers in Calgary. For a regular condo conversion the renter currently needs to be given 6-months notice, but there is only a 3-month notice currently required for rent increases.

The Alberta Government is finally looking at protecting tenants, but in a limited way. They have rejected the idea of rent controls, saying that it will limit new apartment developments, even though they haven’t been happening in almost a decade anyways.

What the Alberta Government has proposed is that landlords can only increase the rent once per year, instead of the two times they are currently allowed to do. The government states that “I don’t believe that it’s going to jack up the price, but it gives some stability for the renter to know that he does have stability for an extended period of time.”. I personally think that they are being over optimistic considering that one increase of 400% would still be a painful increase to anyone.

As of April, the average price to rent a one-bedroom apartment in Calgary was $675.

Update on Composite Decking VS. Wood Decks

I last wrote about Composite Decking material at the beginning of March 2007 in my article 6 Advantages and 6 Disadvantages of Composite Decking.

Since then the author of the article that I linked to has written an update (March 27, 2007) and although there are some good things about composite decking material, and it is maturing as a product, it still has a long way to. The writer comes to the conclusion that the claims of composite material manufactures are erroneous. Those claims are:

  • Composite Decking is Maintenance Free
  • Composite Decking is Better Than Wood
  • Composite Decking Last Forever

Some of these claims have been debunked in lawsuits and others are wrong in the opinion of the author.
